Pre-acquisition survey reports

The reports cover all external and internal elements of the property as well as outbuildings and boundary walls/fences. In addition the report covers legal matters that should be referred to legal advisors and all key risks the property may present if purchased. The report also includes a suite of digital photographs to which the report and each individual defect is referenced.

Condition ratings

To help describe the condition of the property, we give condition ratings to the main parts (the ‘elements’) of the building, garage and outbuildings. The condition ratings are described as:

3 Defects that are serious and/or need to be repaired, replaced or investigated urgently.
2 Defects that need repairing or replacing but are not considered to be either serious or urgent. The property must be maintained in the normal way.
1 No repair is currently needed. The property must be maintained in the normal way.
NI Not inspected

Ian Bridge Consultancy offer full building condition surveys on behalf of prospective purchasers, for estate development, or for investment purposes. The surveys are carried out in accordance with the ‘Description of the RICS Condition Report Service’ produced by the Royal Institution of Chartered Surveyors. 

As RICS chartered surveyors our Condition Survey provides an objective opinion about the condition of the property at the time of the inspection. The report is aimed at:

  1. informing the prospective purchaser about the construction and condition of the property on the date it was inspected
  2. any defects that need urgent attention or are serious in nature
  3. issues that need further investigation to prevent serious damage to the fabric of the building and defects or issues which may be hazardous to safety and where further enquiries are needed.
