Building Condition Survey are a dynamic and rapidly expanding commercial property maintenance company specialising in rapid response, customer focused reactive and planned maintenance.

Due to their expansion needed a pre-acquisition survey for new light industrial premises on the Barwell Business Park in Chessington Surrey and commissioned Ian Bridge Consultancy Limited to deliver on their requirement. We immediately attended site to undertake our inspection.

Our report was then submitted quickly and raised a number of serious concerns relating to the structure and fabric, potentially exposing to significant cost were they to acquire the accommodation on full repairing and insuring terms.

Close inspection of the roof and roof void revealed previous refurbishment works completed improperly. Most significantly contractors had suspended a bucket below an internal rainwater outlet to catch rainwater. The bucket being full to brimming at the time of our inspection!

Consequently, our report and investigations identified such significant defects that were able to use our building condition report to leverage an extended rent free period. Also, by instructing us to subsequently prepare a schedule of condition of the roof, this limited their potential exposure to a dilapidations claim at lease expiry.
