Winchester Cluster Condition Surveys

Hertford College identified the need to prepare a planned preventative maintenance programme of works. Ian Bridge Consultancy was engaged to undertake condition surveys on a cluster of their North Oxford properties in and around the Banbury Road and Winchester Road, Oxford.

Working closely with College, we designed a condition survey reporting format aligned to College’s maintenance department needs. We then produced a report format, detailing identified defects, remedial action required to correct the defects, a category for each defect and an allocation of cost on a year by year basis across the ten year programme.

The cluster comprised of seven Victorian and Edwardian residential buildings, all occupied by undergraduate and postgraduate students. Working closely with house managers, our surveyors arranged access around the  busy pre exam period so as not to disturb the students. All the data harvested from the survey inspections was used to comprehensively populate the report in spreadsheet and Microsoft Word narrative form, all supported by individual, digital photographs identifying each defect. This survey and cost information was then used by College to extrapolate maintenance and refurbishment regimes across a ten year period.
