Hertford College appointed us to undertake a pre-acquisition building condition survey looking at all aspects of the building fabric including all outbuildings, grounds and perimeter boundaries. The building sits within the North Oxford Victorian Suburb Conservation Area and as such required sensitive design responses to achieve College’s desired outcomes while being sympathetic to the building’s location.
The building survey encompassed all external and internal elements of the property and included the gardens, outbuildings, garages and boundary walls with a rating to inform College of the true condition of the property. All defects and hazards were identified and described to inform College of their liabilities ahead of purchase.
Following acquisition we undertook a full measured survey of the building and produced scaled AutoCAD drawings which formed the basis for our design to convert the property to provide 8No study bedrooms and a post-graduate flat. We then specified the work required to implement our design, tendered the project and administered the building contract on site.
